This may surprise you, but your acts of sin did not make you a sinner according to the Bible. You were made a sinner, inherited a sin nature, due to Adam’s disobedience, similar to how many deadly diseases can be inherited.
For as through the one man's disobedience (Adam) the many were made sinners, Rom 5:19a NAS
A sin nature, sins by nature. Those acts of sin have led to condemnation and death under God’s law. So, in truth, you inherited death from Adam.
Therefore, just as through one man sin entered into the world, and death through sin, and so death spread to all men, because all sinned. Roman 5:12

Since your inherited sin nature is the core problem, good works or trying to stop sin cannot fix things. You may say this is not fair or just and thankfully God agrees.
“Now, will not God bring about justice for His elect who cry to Him day and night, and will He delay long over them? “I tell you that He will bring about justice for them quickly.” Luke 18:7-8a NAS

God’s justice does not seek your punishment. Instead, He sent Jesus to save you, to bring justice and recompense for the elect, whomsoever will have faith and believe and trust in God’s Word. Undoing what Adam did, Jesus’ obedience made righteousness before God readily available to you.

Even so through the obedience of the One (Jesus) the many will be made righteous. Rom 5:19b NAS
Jesus is the way for your spirit to be born again.

Jesus said to him, “I am the way, and the truth, and the life; no one comes to the Father except through Me. John 14:6 NAS

Born under Him instead of Adam, you are set free from the condemnation and death you inherited.

Jesus answered him, “Truly, truly, I say to you, unless one is born again he cannot see the kingdom of God.” John 3:3 ESV

Please, let Jesus give you the gifts of justice, mercy, forgiveness, reconciliation and righteousness. Repent (change your mind) and believe on the Lord Jesus Christ. It is the only way to be saved.

“For God so loved the world, that He gave His only begotten Son, that whoever believes in Him shall not perish, but have eternal life. For God did not send the Son into the world to judge the world, but so that the world might be saved through Him.He who believes in Him is not judged; he who does not believe has been judged already, because he has not believed in the name of the only begotten Son of God.” John 3:16-18 NAS

But he said, “What is impossible with man is possible with God.” Luke 18:27 ESV
Today is the day of your salvation, let God’s justice make you righteous. Believe on the Lord Jesus Christ and be saved.

That if you confess with your mouth Jesus as Lord, and believe in your heart that God raised Him from the dead, you will be saved; for with the heart a person believes, resulting in righteousness, and with the mouth he confesses, resulting in salvation. Rom 10:9-10 NAS
So that being justified by His grace we would be made heirs according to the hope of eternal life.

Titus 3:7 NAS
For if by the transgression of the one (Adam), death reigned through the one, much more those who receive the abundance of grace and of the gift of righteousness will reign in life through the One, Jesus Christ. Romans 5:17 NAS
who wants all people to be saved and to come to the knowledge of the truth. 1 Tim 2:4 NAS

For I take no pleasure in the death of anyone who dies,” declares the Lord GOD. “Therefore, repent and live!” Ezk 18:32 NAS

The OP touches a major point in the Bible. And it is all to often missed. The salient verses in the gospel of John is not that you you must be born again. The salient verses are John 3:13–16;

 14 And as Moses lifted up the serpent in the wilderness, even so must the Son of man be lifted up: 15 That whosoever believeth in him should not perish, but have eternal life. 16 For God so loved the world, that he gave his only begotten Son, that whosoever believeth in him should not perish, but have everlasting life.

At first reading the text seems to point at the cross, and this it does. But the point is not the cross but the events of Numbers Chapter 21. In this Chapter Israel (the chosen people) murmured. God sent fiery serpents among them and they were bitten. What was the outcome of this. The outcome was that the venom of the serpents COURSED THROUGH THEIR VEINS. Their deadly problem, their mortality was an INTERNAL problem. This was not sword or arrow that killed them. It was not leprosy that ate them. Wat was killing them was deep in their being. The poison was intrinsically one with them. Even of a bitten Israelite la down and DID NOTHING, he would still die. If you had the poison your actions played no role in your future. You just DIED!

And so are we men. As the OP says, we can be good citizens, keep the Laws, give all our money away and do good all your life - and you will still die. A baby of 1 month can die- WHY? Not because of any actions, but because Adam's nature course in its blood. It is not the SINS (plural) of the baby that kills it. It is the "SIN" (singular) - the Adamic nature. We are conceived in sin (singular) because whatever our fathers have, we inherit. That is the Law of "kinds" in Genesis 1:11-12.

This phenomena is not as simple as we think. Romans 6:23 says that "sin" (singular) has, as its wages, death. Chapter 5 says that we die because of it. For our sin (singular) we die physically. For our sins (plural) we go to the Second Death - the death of the soul. So what did our Lord mean when He said He would "draw all men to Himself" if He was lifted up? Does that mean that all men will be saved because our Lord went to the cross? That's what it seems to say! NOOOOOO! The meaning is that by going to the cross as the Brazen Serpent He will put away DEATH. In 1st John 2:2 you have our Lord Jesus dying to the sins (plural) of the whole world. But in John 1:29, when the Lamb of God is presented to Israel, He will die as this Lamb for the "SIN" (singular). The wages of "sin" (singular) is physical death and in that our Lord died for the "SIN" of the world He has the right judicially TO RESURRECT EVERY MAN.

Notice what happened in Numbers 21 when the Brazen Serpent was "lifted up". The venom was causing death. We would think that any Israelite who looked up the serpent would be "HEALED". But they were NOT healed. It says; "THEY LIVED"! And so it is in John Chapter 3. Born again is surely a major theme, but what is the effect of being born again? It is that we receive ETERNAL LIFE. I might pay for Adam's sin. I might heal somebody. I might reconcile them to God. I might impute righteousness to them. BUT THEY WILL STILL DIE. The grand work of the Lamb of God and the Brazen Serpent is to set aside the effects of death and infuse God's life into man. The Lamb is the one Who must pass through the fiery sword and make a path for men to the Tree of LIFE. God's whole plan is not wrapped up in getting a man to heaven. God's plan is for man to have ETERNAL LIFE and with it a human LIFE. The Life of God must course through us. All of God's plan with man is wrapped up in the Tree of Life - not the Law of Moses. It is the intrinsic NATURE that counts. The Pharisees kept the Law, says our Lord. But they had the nature of a serpent because THEIR FATHER WAS A SERPENT!"

What use is a dead man to the Lord? And what use is the most noble of men if he does not possess God's LIFE.
